The answer is not always as straight forward as it seems. Every home is individual and therefore there are better (and worse) times to sell each home. However, generally speaking, the theory is that Spring is the best time to sell. This is because the gardens are sprouting and the local wildlife comes out to play. Winter is over and we all stop being cold and miserable and start to put a smile back on our faces. Summer is too hot. Winter is too cold. Christmas is a holiday period. Who wants to buy real estate at Christmas? All of this is true. The only problem is that it takes away from the basic principle of real estate sales. SUPPLY AND DEMAND. This is a very basic theory that says when there is a lot of supply and little demand, prices are more subdued. When there is a lot of demand and very little supply, prices are a lot better. So with this theory under your belt, when is the best time to sell your house? If you get sun in winter, then with very little stock on the market, chances are you are going to achieve a very good price compared to spring when there is a lot of choice for buyers. The best example of this is a 2 bedroom house that recently sold in Castlecrag sold for $1.35m. The house was quite tidy but it didn't have any views.
